What is Intermediate Market Rent?
This is an private rental home with discounted rents being agreed with the Council, below average market rental level. Properties are primarily for those with regular incomes, but at a gross income which is no higher than a point set by City of Edinburgh Council. Residents must have a satisfactory credit rating and a reference to confirm they will be able to manage the tenancy.
What is the Eligibilty Criteria
To be made available to those who are not able to afford to buy or rent privately you will need to meet the Eligibility Criteria set out below.
- Applicants must be over 16 with permission to live & work in the UK;
- Applicants must be seeking to reside in the property as their main or sole place of residence;
- Applicants should not already own any residential property, and if they do must give good reasons why they cannot reside in that property.

The gross household income is taken into account, the maximum household income is £45, 443.
- Your household income will be based on your current salary or last year of tax self-assessments if self-employed.
- Affordability will be assessed including earnings, benefits and pensions, both state and private;
- Student grants, bursaries and/or loans will not be considered;
- Guarantors will not be considered;
- All person(s) intending to reside in the property must be detailed on the application form.
Is a minimum income required?
Yes, the applicants’ minimum income must be at least 30 x the monthly rent
What tenancy agreement is used?
Intermediate Rental Tenants will have a Private Residential Tenancy Agreement as set out in the Private Housing (Tenancies) Scotland Act 2016.
Who maintains the property?
PLATFORM_ in Edinburgh is managed by Urbanbubble as managing agents, on behalf of Edinburgh Abode the Landlord.
Will I have to pay a deposit?
One month’s rent is required prior to taking entry of the property. This is a security deposit and will be retained to meet the costs of any damage/dilapidation caused to the property by the resident's after the property has been vacated. We will protect this deposit by transferring the funds to safe Deposits Scotland, an Approved Scheme under the Tenancy Deposit Scheme (Scotland) Regulations.
Are pets allowed?
No pets are not permitted.
Is smoking permitted?
All properties are non smoking, including vapes
What happens after I apply?
Applicants are required to submit the following supporting documents along with this application form.
• All Bank Statements (for the most recent 3 months)
• Wage slips (monthly/fortnightly or weekly for the last 3 months)
• Last P60 for the Applicant(s)
• Self Employed applicants will need to supply a minimum of 1 year of certified tax returns
• Photographic Identification (which must be either a Driving Licence or Passport)
• Proof of current address along with details of last 3 years addresses
• Declaration in respect of ownership of residential property that either: They do not own any, or that the residential property they own is not their main place of residence and the reasons for this, together with copies of the property Titles
• Proof of right to live & work in the UK. Visas must be valid as at the commencement date of the tenancy.
• Credit and Landlord references will be required.
